The rather unpredictable nature of the political situation and suspense over separate Telangana notwithstanding, the real estate prices in some areas are set to zoom. The areas in and around Patancheru have now shot up to about 3,000 per sq. feet.
 
Patancheru is about 30 kms from the city but the prices are very high and are going higher by the day.
 
The road leading to Isnapur from Patancheru is being developed at a furious pace. The area around the proposed IIT is seeing a mad rush of realtors. A new venture ‘IIT Meadows’ is already coming up fast. That is laid very close to the proposed IIT site. Another 150-acre township with all modern amenities is also coming up in the area.
 
With many of the polluting industries shutting down, they are making way for residential townships. In places like Balaji Nagar and Anand Nagar, the rates are touching to the numbers between 3,000 and 4,500 per sq. feet.
 
The adjoining areas along the Mumbai highway are also developing fast. Some real estate dealers say that at the present rate of growth, the prices would shoot up to 7,000 rupees per sq. feet by the year 2010.
