Angel One founder Dinesh Thakkar has purchased a luxury sea-facing residential tower in Mumbai for Rs 711 crore, setting a new benchmark in India’s ultra-luxury housing market.
The eight-storey property spans around 63,000 sq ft and is located in one of Mumbai’s premium neighbourhoods. The deal was confirmed by developer Embassy Developments and Thakkar.
The purchase comes amid a sharp rise in demand for trophy homes in India, driven by growing corporate wealth and a larger pool of high-net-worth buyers.
Mumbai has been at the centre of this trend. Last year, USV chairperson Leena Gandhi Tewari bought an apartment for Rs 639 crore, while banker Uday Kotak and his family purchased a sea-facing tower for more than Rs 400 crore.
According to property data firm Zapkey, as many as 37 residential deals worth over Rs 100 crore each have been recorded since January 2025, with their combined value touching around Rs 5,600 crore.
Luxury housing demand is also booming beyond Mumbai. Premium projects in cities such as Gurugram have sold out within hours or days, highlighting the appetite for high-end real estate.
Embassy Developments entered the Mumbai market earlier this year with plans to invest around Rs 4,500 crore in residential projects across the city.
The project in which Thakkar has purchased the tower reportedly has a gross development value of more than Rs 3,000 crore and features one residence per floor with sea-facing views.
The Rs 711 crore transaction underlines just how far India’s luxury real estate market has moved, with trophy homes now commanding prices once associated only with global property hubs.
