Hyderabad’s new International Airport has triggered the growth of 15 luxury housing projects around Shamshabad.
These luxury villas and paved roads will be the new face of sleepy Shamshabad, which is home to Hyderabadâs new airport. Developers are promising facilities like club houses, swimming pools, hotels and they say that the proximity to the airport is the icing on the cake.
This area is about 40 kms away from Hyderabad. But it’s just 10 kms away from the new airport and this is proving to be the only USP for developers.
This Banyan Tree Retreat project of Mak Projects is one among 15 other projects that are coming up near Shamshabad. This Rs 800 crore project will have 450 villas spread over 450 to 650 sq yards in the first phase. Developers believe it’s the price factor that will draw investors.
Nasir Ali Khan, MD, Mak Projects said it’s really affordable. “The price range is between Rs 1-1.5 crore as compared to city prices which are Rs 5 crore and above”.He added that these are not just residential projects, several international companies including Malaysia’s Sunway, PBEL of Israel and Global Properties of Germany have set shop here.
Murali K Reddy, Chairman, Sunway Mak said that the land price in Shamshabad area, especially in and around the new airport, is one-fourth the price of land in other development areas like Gachibowlin. Considering this, they were able to offer to the public affordable houses which were luxurious at the same time.
Initially, the developers had planned only row houses. But following a slowdown in realty prices in Hyderabad, they decided to go upscale and make luxury villas instead.
