Hyderabad’s apartment market has slowed noticeably, particularly in the mid-range and non-gated housing segments across several prominent locations.

Even in key areas, including the western corridor, older apartments are now available for less than Rs 1 crore, reflecting weaker demand.

In new non-gated projects, buyers can still find spacious 2,000-square-foot apartments priced at around Rs 1 crore or only slightly higher. Price growth has slowed sharply and has even stagnated in several areas.

The situation is different in gated communities, where luxury projects continue to command premium prices despite the broader slowdown.

However, developers catering to affluent buyers say sales momentum has weakened compared with previous years, despite offering exclusive amenities and premium living experiences.

One major reason is the growing interest among wealthy investors in agricultural land on Hyderabad’s expanding outskirts instead of luxury apartments.

Many affluent buyers believe farmland could deliver exceptional returns if future policy changes allow it to be converted into residential layouts for large-scale development.

This expectation of significant appreciation is encouraging investors to shift their capital towards land rather than locking their money into expensive residential properties.

Changing investment preferences are gradually reducing demand for ultra-luxury apartments, although the premium housing segment still attracts select high-net-worth buyers.

Traffic congestion in Hyderabad’s busy western neighbourhoods is another factor influencing buyer sentiment, making daily commuting increasingly stressful for residents.

Concerns are also growing over future water availability, civic infrastructure and public services as more high-rise projects enter the development pipeline.

Together, these changing investment strategies, infrastructure concerns and affordability trends are reshaping Hyderabad’s real estate market.

Mid-range apartments are facing pressure, while agricultural land on the city’s outskirts is gaining popularity among investors seeking long-term wealth creation.
