The Hyderabad real estate market in September 2026 is witnessing an interesting shift. Property values are rising to record levels, while transaction volumes are showing signs of stabilisation.

The city's residential market has officially entered a high-value phase, with average property ticket sizes crossing the Rs 2 crore mark. This represents a notable 10% year-on-year increase.

However, the sharp rise in prices has made buyers more cautious. Residential sales volumes declined by around 13% during the first half of the year, resulting in an inventory overhang of nearly 29 months.

Premium micromarkets continue to command strong prices. Areas such as Kokapet, Gachibowli and the broader western corridor remain in high demand, supported by sustained infrastructure development.

Luxury projects are also continuing to attract high-net-worth buyers.

In contrast to the slowdown in the residential segment, Hyderabad’s commercial real estate market is performing strongly. Global Capability Centres (GCCs) are playing a major role in driving this expansion.

Office leasing volumes increased by around 25% year-on-year, while total office space absorption reached 5.2 million square feet.

Technology companies and multinational firms are continuing to expand their physical presence across the city.

On the regulatory front, market oversight is also becoming stricter. Telangana RERA has stepped up action against project delays and is increasingly penalising defaulting developers to protect consumer interests.

Stronger enforcement is expected to improve buyer confidence in under-construction properties.

Despite the slowdown in residential sales, Hyderabad continues to remain one of India's major economic hubs. Homebuyers are currently dealing with affordability concerns and high interest rates, while the strong commercial sector continues to support the broader real estate market.

The steady influx of skilled professionals is also keeping the rental market attractive. Investors are increasingly looking at premium commercial properties and co-working spaces, while developers are adjusting their launch pipelines to manage existing inventory.

Overall, Hyderabad's real estate market appears to be shifting from rapid volume-driven growth to a more value-focused phase, with commercial real estate emerging as a key growth engine.
