Hyderabad has overtaken Bengaluru to become South India's largest ultra luxury housing market, recording transactions worth Rs 8,562 crore during FY26 for homes priced above Rs 10 Crore.
According to the latest Southern India High-End Luxury Housing Report by India Sotheby's International Realty and CRE Matrix, the city registered the sale of 625 ultra luxury homes, accounting for the highest value and volume among southern metros.
In comparison, Bengaluru recorded luxury home sales worth Rs 2087 Crore through 128 transactions, while Chennai witnessed sales of Rs 727 Crore across 58 homes. Collectively, the three cities recorded 811 ultra luxury home sales during the financial year.
The report attributes Hyderabad's dominance to its ability to offer significantly larger living spaces for the same investment.
A buyer spending Rs 10 Cr in Hyderabad gets an average home measuring about 6,210 square feet, compared with around 3,930 square feet in Bengaluru and 4,290 square feet in Chennai.
This translates into nearly 58 percent more space than Bengaluru, making Hyderabad an attractive destination for affluent buyers seeking larger residences.
Luxury apartments exceeding 8,000 square feet accounted for nearly 57 percent of sales, while villas and row houses contributed around 40 percent of the total transaction value.
Hyderabad's luxury housing market has expanded rapidly over the past four years, with transaction values growing from Rs 2,447 crore in FY22 to Rs 8,562 crore in FY26, representing nearly three-and-a-half times growth.
The report indicates that Hyderabad's combination of premium infrastructure, integrated developments and larger homes has firmly positioned it as the preferred destination for ultra luxury residential buyers in South India.
